Call the leak lineInstead of laying sheets and joining them, we build the membrane on the roof itself. A base coat goes down, a polyester fabric is embedded into it while wet, then top coats seal it. The result is one continuous surface with reinforcement running through it. The parts that matter to you:
Almost every commercial roof fails at a detail rather than in the open field. Curbs, parapets, drains, HVAC penetrations and the transitions between them are where water gets in. Embedding fabric through those details gives them tensile strength and lets the system move with the building instead of splitting when it does.
It works over aged single ply, modified bitumen, built up roofs, and metal. The deck has to be sound and the roof has to be dry underneath. Saturated insulation cannot be coated over, and we will tell you if that is what we find. Wet insulation gets cut out and replaced before anything else happens.
It is not a fix for a roof with structural problems, and it is not a way to buy two more years. A fabric reinforced system is a long term roof, priced and warrantied as one. If your roof is too far gone to carry it, we will say so and quote the replacement instead.
We clean the roof, make the repairs the report identified, prime where the substrate needs it, then apply base coat, fabric and top coats. Most commercial roofs are done in days rather than weeks, and the building stays open throughout.
