When single-ply is the right answer

When the existing roof is genuinely past saving, a new single-ply membrane is usually the most straightforward path on a flat or low-slope building. It is proven, it is economical, and it goes down fast enough to keep disruption short.

TPO or EPDM

TPO is white and reflective, which helps on a building with significant cooling load. EPDM is black, extremely durable, and has decades of history on Pennsylvania roofs. Which one suits you depends on the building, the exposure, the rooftop equipment and what you want the roof to do. We give you a straight recommendation rather than defaulting to whatever is on the truck.

The seams are everything

A single-ply roof is a set of sheets joined together, which means the welds and laps carry the whole system. Getting that right, and detailing correctly around every curb, drain and penetration, is the difference between a roof that runs its full term and one that starts seeping in year four.

Repair before replacement

If your existing membrane is sound but leaking in places, you may not need a new roof at all. Targeted repair or a restoration system is often the better value. We will tell you which situation you are in before quoting a replacement.

Single-ply membrane questions

What is the difference between TPO and EPDM?
TPO is a white reflective membrane that sends heat back off the building. EPDM is a black rubber membrane known for durability and a long track record. Both are proven on commercial roofs. The right choice depends on the building, its cooling load and the rooftop equipment.
How long does a single-ply roof last?
It depends on the membrane, the thickness, the installation and the maintenance, and the manufacturer warranty will state the term. What shortens it in practice is neglected detail work and foot traffic without walkway protection.
Can a single-ply roof be repaired?
Yes. Punctures, seam separation and flashing failures are all repairable, and repair is usually the sensible option when the rest of the system is sound. We would rather repair a roof that has life left than sell you a replacement you do not need.
Do you replace wet insulation?
Where insulation has taken water it needs to come out, because leaving it traps moisture against the deck and undermines the new system. We identify saturated areas during the inspection and include them in the written scope.
What warranty comes with the work?
Conklin systems carry a manufacturer warranty, and because we are a Preferred Contractor we can offer it on the systems we install. The term depends on the system and the condition of your roof, so we put the specific warranty in writing before you commit to anything. At the end of the term a coating system can typically be recoated to extend it rather than torn off.
