Every fastener is addressed, seams and laps are stripped in and reinforced, rust is treated, penetrations are flashed, and then the entire roof is covered in a fluid applied membrane that moves with the panels. The result is a sealed surface with no exposed fasteners for water to find, carrying a manufacturer warranty.
Tearing off a metal roof means exposing the building, disposing of the old panels, and paying for both. Restoration happens over the top with the building sealed the entire time, at a fraction of the cost, and it stops the corrosion rather than just covering it.
If panels are perforated through, if the structural fastening is compromised, or if there is significant deck damage underneath, restoration is not the answer. We will tell you that plainly and show you the photos. Selling a restoration onto a roof that cannot carry one helps nobody.
