Why coatings work on commercial roofs

Almost every commercial roof leak starts at a joint: a seam, a flashing detail, a penetration. A coating system removes joints from the equation by covering the whole roof in one continuous membrane, with reinforcement built into the details that fail most often.

Which roofs suit a coating system

Coatings work on most low-slope commercial roofs: single-ply membrane, modified bitumen, built up roofs, and metal. The condition matters more than the material. The roof needs to be dry underneath and structurally sound, with any failed details repaired first. A roof that is already holding water is not a coating candidate.

The preparation is the job

The coating itself is the easy part. What separates a system that lasts from one that fails in two years is the preparation: cleaning the surface properly, repairing every failed seam and flashing detail, reinforcing penetrations, and priming where the substrate needs it. Contractors who skip that are the reason coatings sometimes get a bad name.

Energy and heat

A reflective coating sends a significant share of solar heat back off the building instead of into it. On a large flat roof over conditioned space that can show up in cooling costs through a Pennsylvania summer, and it also reduces thermal cycling on the roof itself, which is what opens seams in the first place.

Roof coating systems questions

How long does a roof coating last?
It depends on the system and the mil thickness applied, and it comes with a manufacturer warranty that states the term. The important detail is that most systems can be recoated at the end of that term for far less than the original installation, so the roof keeps going rather than needing replacement.
Can you coat a roof that is already leaking?
Only after the leak is properly repaired. Coating over an active leak traps water in the system and makes the problem worse. Every failed detail gets repaired during preparation, which is a large part of why the job takes as long as it does.
Will a coating fix ponding water?
No. Ponding is a drainage problem, not a surface problem, and it needs to be corrected before any coating goes down. Some systems also will not carry a warranty in areas that pond. We flag drainage issues in the roof report.
Is a coating the same as restoration?
A coating is the membrane. Restoration is the whole system: preparation, repairs, reinforcement, then the coating. When we talk about restoring a roof, the coating is the last step of it rather than the whole job.
What warranty comes with the work?
Conklin systems carry a manufacturer warranty, and because we are a Preferred Contractor we can offer it on the systems we install. The term depends on the system and the condition of your roof, so we put the specific warranty in writing before you commit to anything. At the end of the term a coating system can typically be recoated to extend it rather than torn off.
