When replacement is actually the right call

We would rather repair or restore a roof that has life left in it. But some roofs are finished, and stretching them costs more than replacing them. The signs are usually clear once somebody looks properly:

• Saturated insulation across significant areas of the roof
• Deck damage underneath from long term water entry
• Widespread membrane failure rather than isolated points
• Repeated leaks in different places, year after year
• A system at the end of its service life with no restoration path
• Repair costs that are starting to approach replacement

The roof report comes first

We do not quote a replacement off a phone call. Every job starts with getting on the roof, surveying it with the drone, photographing the problem areas and giving you remaining service life plus a price range for each realistic option. If restoration will get you five more years for a fraction of the cost, that goes in the report too.

A commercial replacement is disruptive if it is badly planned and manageable if it is not. We phase the work so the building stays weathertight and usable, work around production schedules and access constraints, and keep the site clean because your customers and staff are still walking past it.

A new system with a manufacturer warranty, photographs of the work at each stage, and documentation you can keep on file. For a facility manager, that record is worth as much as the roof itself when the next budget cycle comes around.
