What we repair

Most commercial roof leaks are not mysterious once somebody actually gets up there and looks properly. The failures we deal with most often are:

  • Seam separation on single-ply membrane, where the sheets have pulled apart
  • Flashing failures at walls, curbs and parapets, where a large share of leaks start
  • Punctures and tears from foot traffic, dropped tools or storm debris
  • Penetration leaks around HVAC units, vents, drains and conduit
  • Fastener backout and rust on metal roofs, often repairable with a coating system
  • Ponding water from blocked or undersized drainage

Why the leak is rarely where the stain is

Water enters at one point and travels. It runs along decking, through insulation and down structural members before it shows up on a ceiling tile, which means the interior stain almost never sits under the actual failure. That is why we work from the roof side and document the whole system, not just the area above the drip.

Repair or replace

Repair is the right call when the damage is isolated and the roof still has service life in it. Once a system is leaking in several places, holding water, or the insulation underneath has gone saturated, repairs stop being economical. The useful middle option most owners have not been told about is restoration: a Conklin coating system over a sound but tired roof adds years of service life for a fraction of replacement cost.

What repair costs

Most commercial repairs land between $2,500 and $15,000, depending on access, the size of the affected area and what caused the failure. Larger corrective scopes such as multiple penetrations, storm damage or drainage rework commonly run $15,000 to $50,000 or more. Every commercial repair carries a mobilization cost, so a few hundred dollar quote means something has been left out of the scope.

Can you find a leak if I do not know where it is coming from?
Yes, that is most of the calls we get. Water enters at one point and shows up somewhere else entirely. We trace it from the roof side, checking seams, flashing, penetrations, drains and fastener condition, and photograph what we find so you can see it too.
Should I repair or replace my commercial roof?
Repair when damage is isolated and the system still has useful life. Once it is leaking in several places, holding water, or the insulation is saturated, repairs stop being economical. Restoration with a coating system is often the option in between.
Do you handle emergency leaks?
Yes. We take emergency calls 24 hours a day, 7 days a week. Regular hours are 7am to 5pm Monday through Saturday, but an active leak gets answered whenever it happens. Protect your equipment and inventory first, contain the water if it is safe, and do not walk a wet roof without training.
What warranty comes with the work?
Conklin systems carry a manufacturer warranty, and because we are a Preferred Contractor we can offer it on the systems we install. The term depends on the system and the condition of your roof, so we put the specific warranty in writing before you commit to anything. At the end of the term a coating system can typically be recoated to extend it rather than torn off.
