If your roof is tired but structurally sound, a restoration system can add years of service life for a fraction of replacement cost, with no disruption to what happens inside the building.

Call the leak lineRestoration is not a patch and it is not a coat of paint. It is a full system installed over your existing roof: cleaning and preparation, repair of every failed detail, reinforcement at seams and penetrations, then a fluid applied membrane across the whole surface. What you end up with is effectively a new roof surface bonded to the old one, with a manufacturer warranty behind it.
Restoration works when the deck and insulation underneath are dry and sound. If the roof is holding water, if the insulation has gone saturated, or if the membrane has failed across large areas, restoration is the wrong answer and we will tell you so. The only way to know is to get on the roof and check, which is exactly what the roof report is for.
We are a Conklin Preferred Contractor and we have taken their Advanced Roofing Systems training. That matters for two reasons. The systems have a long track record on commercial roofs in this climate, and the warranty only stands if the installer is certified, which many contractors quietly are not.
Restoration typically comes in well below a full tear off and replacement on the same building, and the gap widens on larger roofs where disposal and downtime costs stack up. We give you both numbers side by side in the roof report so you can see the comparison rather than take our word for it.
Most contractors quote a full replacement because it is the bigger job. It is not always the right one. Here is the honest comparison on a typical commercial building.
| Factor | Replacement | Restoration |
|---|---|---|
| Upfront cost | $260,000 to $500,000 | $80,000 to $160,000 |
| Time on site | 2 to 4 weeks | 3 to 5 days |
| Disruption to you | Significant | Minimal |
| Energy efficiency | Moderate gain | 30 to 50% improvement |
| Waste to landfill | The whole old roof | Almost none |
Figures are typical ranges for a full commercial roof. Your building gets real numbers in the roof report.
We will tell you which one you are looking at, with photographs behind the answer. Most of the roofs we get called out to do not need replacing.
