A lot of those roofs are older systems that have been patched rather than properly assessed. We get on the roof, survey it with the drone, photograph every problem area, and give you a straight recommendation with remaining service life and real numbers for each option.
The freeze and thaw cycle through a southeastern Pennsylvania winter is harder on a commercial roof than any single storm. Water gets into a seam or a flashing detail, freezes, expands the gap, then melts and goes further in. Snow load holds moisture on the surface for weeks. By spring a small unaddressed detail from November has become a genuine leak.
That is why we recommend inspections twice a year, spring and fall, plus after any major storm. Catching a flashing failure in October costs a fraction of dealing with saturated insulation in March.
