A commercial roof inspection checklist for building managers
Plan the visit before the contractor arrives: line up the right contacts, explain building restrictions, share useful records and close the loop afterward.

A roof visit goes more smoothly when the person arranging it can answer practical questions before inspection day. This checklist helps a building manager coordinate the visit from the ground: who will meet the contractor, what areas or operating limits need attention, and which records may help explain a recurring problem.
The manager’s role is to make the handoff clear. The roofing contractor assesses the roof and coordinates any access with the building’s authorized contact. You do not need to inspect the roof yourself to prepare for a useful visit.
Fill in the details your team knows. Confirm the arrival plan and any access questions with the contractor.
Building name and address
Inspection date and arrival window
Day-of site contact and phone
Backup contact or escort contact
Check-in location and visitor process
Areas, hours, or operations to coordinate
Keep roof-access decisions with the project team
This is a planning and information handoff tool, not a roof-access procedure. OSHA publishes separate standards for fall protection in construction and walking-working surfaces in general industry. Which requirements apply depends on the work and setting, so have the contractor and the building’s safety contact resolve site-specific access questions before the visit.
